The Home Condition Survey has been developed exclusively for Home buyers by SAVA (Surveyors and Valuers Accreditation), in association with the BRE (Building Research Establishment), organisations who train and audit the work of surveyors.

The Home Condition Survey is:

* presented in a straight forward way without hiding behind technical

terms or confusing jargon.

* use a simple 1/2/3 condition rating of key property elements.

* provide a comprehensive condition report looking at the issues that

will affect your decision to purchase, or the price you might agree to

pay.

* identify significant condition problems early in the purchase process

Only SAVA and BRE certified surveyors can undertake Home Condition Surveys. A requirement of certification is a full Criminal Records Bureau check and appropriate Professional Indemnity and Public Liability insurance cover.

The Home Condition Survey includes an insurance reinstatement value but does not offer an opinion of market value. A lenders valuation is not a survey; a valuation is a limited property inspection carried out with the sole purpose of determining an opinion of value so that the lender can assess how much they may lend on it.
